17A Properties is looking for an on-site team to be responsible for the day to day management of the Capri Apartments, a well maintained, 80 unit apartment building located in a quiet, residential portion of St Catharines, Ontario.Principal ResponsibilitiesFacilities management: Oversee day to day operation of the building, cleaning, purchase supplies, regularly inspects property, including fire system, to ensure it is in good working order, quickly resolves emergency maintenance issues.Maintenance: Investigate issues and requests, schedule, and where possible, perform maintenance and repairs in a timely manner.

Supervise trades and coordinate all facilities service and repairsMarketing: Keep the building occupied with qualified tenants through advertising, lead follow up, and showings for prospective tenants.Leasing: Develop lease agreements, select qualified tenants, collect deposits and rents.Tenant relations: Collect deposits and rents, enforce terms of lease agreements, communicate building information to tenants, resolve tenant complaints, oversee Landlord Tenant Board proceedings as needed.Record keeping: Assist with financial records from property operations, update Property Management software, complete monthly reports for property owner.Owner relations: Keep open dialogue with property owner on vacancies, tenants, physical condition of property, and financial issues.Knowledge & Skills NeededMinimum 3 years’ experience in a similar roleStrong interpersonal & communication skillsHigh level of organization and attention to detailGeneral computer skills and competency with Office software, Dropbox, Slack, etc.Familiarity with applicable provincial laws and regulations (Landlord Tenant Board)Knowledge of basic building maintenance is also an asset: landscaping, drywall, painting, plumbing, etc.CompensationCompetitive salary plus rent-free apartment in the building.

Quarterly and annual bonuses based on performance.

Potential for extra work around the building well.Job Type: Full-timeSalary: $30,000.00 to $40,000.00 /year
